Pubs for Sale East Anglia

East Anglia comprises of the counties Suffolk, Norfolk and Essex which between them cover the majority of England’s East Coast. This means there are very many pubs in seaside towns all along the coast. Moving inland, there is a great deal of agriculture in all three counties, with large numbers of small villages all requiring a local pub or two. But there are also several major towns and cities in the region including Norwich, Ipswich, Colchester, Chelmsford and Basildon, all well connected to London. So there are also plenty of busy town centre pubs catering for larger populations.

In short, pubs for sale in East Anglia can be of just about any type or size imaginable, offering great scope for the would-be pub owner. Let’s consider each county in more detail.

Pubs for Sale Essex

As the closest East Anglian county to London, Essex pubs can cater for a mixture of London and local trade, depending on where they are located. Some Essex towns lie very close to the M25 (e.g. Brentwood and Grays), while Romford and Ilford, while technically part of Essex, would now be considered suburbs of London. Pubs here can be expected to attract prices commensurate with the London and South East property market, and the character and immediate environs will feel more like London than that of a rural county.

Further out from London is Basildon, just 20 minutes away, and Southend-on-Sea, 30 minutes away from the M25. Both are popular destinations for Londoners, especially east Londoners, looking for a day or evening out of the city, or an out of town shopping trip. Pubs located near to the shopping centres of these towns or lying on the main travel routes from London, can therefore expect increased daytime trade at weekends, especially during the summer.

Moving out from London there are many smaller but very sizeable towns such as Chelmsford, Colchester and Harlow. Pubs in these areas will be busy primarily with locals.

However if you are looking for a pub which is close to London but with a genuinely rural feel, Essex can provide this very easily, simply by moving a little further north where you will find plenty of agricultural areas and small villages.

If a seaside location appeals to you, Essex has this too, with significant seaside destinations such as Clacton, Frinton and Walton-on-the-Naze which will generate seasonal pub trade.

Pubs for Sale Suffolk

Suffolk lies immediately north of Essex and is popular amongst people seeking to live and work in a rural or coastal location, but still be in easy reach of London. Ipswich, the county town, is an hour and 10 minutes from London by train and can also be easily reached via the A12.

But the county is far enough away from London to offer very good value in terms of property prices generally, and this includes pub prices.

Much like Essex, Suffolk offers a wide choice of pub types to choose from. Pubs in the larger town centres of Ipswich, Bury St Edmunds, Sudbury and Stowmarket, will have steady, year round traffic from the local populations with very little seasonal fluctuation, although pubs close to the football ground in Ipswich can expect extra weekend trade during the football season.

Suffolk also includes a great deal of coastline and there are several popular seaside locations such as Felixstowe, Lowestoft and Aldeburgh which are large enough to have year round local trade, as well as benefiting from substantial increases in business during the summer months.

Inland Suffolk is largely agricultural and so features many small towns and villages, offering smaller, quieter community-based pubs.

Pubs for Sale Norfolk

Norfolk borders Suffolk to the south and its coast runs around its eastern and northern borders. It shares much in common with Suffolk, being a very rural county with relatively few large towns, an extensive coastline and still being less than 2 hours from London by train.

Its largest population centre is the city of Norwich which is a significant commercial centre with an airport which links the region to the continent. Pubs in the city centre are fairly cosmopolitan, catering for business travellers, tourists (Norwich castle and shopping centre are big attractions) and students (the University of East Anglia is based here), as well as the sizeable local population. Along with a good range of restaurants and nightclubs, city centre pubs are part of an active nightlife and can be extremely busy.

Thetford, Kings Lynn and Diss are smaller but still notable towns, with pubs here doing steady, local trade, but with generally less influx from outside, except perhaps from surrounding villages. Outside the towns and moving inland are a great many small villages, with plenty of quiet country pubs to serve them.

Norfolk is also a popular holiday location. The Norfolk Broads lie just next to the seaside town of Lowestoft on the Suffolk/Norfolk borders (Lowestoft is technically within Suffolk) and attracts many visitors each year. Pubs in this area can expect highly seasonal trade and will tend to cater for younger families as well as seniors, often providing daytime and evening meals as well as wet sales.

Norfolk also has an extensive coastline forming the southern side of The Wash. Major seaside destinations such as Cromer, Sheringham, Wells-next-the-Sea, Hunstanton and Great Yarmouth all lie on its coast and bring in a lot of seasonal trade to pubs in these locations.
