Freehold Pubs for Sale
A freehold pub is owned outright by the person running the pub. This means that they own the premises and can make whatever changes they like to the physical structure (subject to usual planning permission of course) and improve the value of the property and the business over time. They are also free to make deals with different suppliers and sell whatever products they prefer.
To buy a freehold pub you will need access to sufficient finance to purchase the freehold. For most buyers this will involve raising finance from a bank or other commercial lender, and such lenders will want to see evidence that you are capable of successfully running a pub.
Even if you do not need a bank loan, being a freeholder means there is no support or backup from an owning pub company.
This combination of high risk and lack of support means that buying a freehold pub is most suitable for operators with considerable previous experience (10 years or more).

Leasehold Pubs for Sale
A leasehold pub is rented by the person running the pub, usually for a limited term, such as 5 years. This means that they do not own the premises, so any physical improvements made to the pub during the course of the lease revert to the owner. Leasehold pubs are usually owned by a larger pub company who will typically restrict what products can be sold to their own product range (known as being “tied”).
Despite all these restrictions, there are some advantages to a leasehold arrangement. Firstly, the initial cost is relatively low – perhaps a few tens of thousands of pounds – making it a feasible option for people starting out. Lessees typically also get ongoing support or even training from the owning pub company. This makes a leasehold pub a suitable option for someone with less industry experience and can be a useful stepping stone to a future career in the pub industry.

Pubs for Sale Suffolk
Suffolk is a popular county for those wanting to live or work in a semi-rural or coastal location, but still be in striking distance of London. Property prices in Suffolk generally offer good value compared to London and the Home Counties, and pub prices are no exception. The pub trade in Suffolk is highly varied, enabling a prospective buyer to choose between town, seaside and village locations. Suffolk includes several busy towns such as Ipswich, the county town, Bury St Edmunds and Stowmarket, many popular seaside locations such as Felixstowe, Lowestoft and Aldeburgh, as well as many small towns and villages throughout this largely rural county.

Pubs for Sale Norfolk
Norfolk has much in common with Suffolk, being located on the East Coast of England and being a predominantly rural county. However it also contains the city of Norwich which is less than 2 hours from London and is a thriving commercial centre with airport links to the continent. In addition there are several smaller but significant towns such as Thetford, Kings Lynn and Diss. Pubs in these locations can generally expect steady year round trade from locals. Norfolk is also a popular location for holiday makers, with The Broads attracting many visitors each year, as well as having an extensive coastline with major seaside towns such as Cromer and Great Yarmouth. Pubs in these locations can expect more seasonal trade.

Pubs for Sale Hertfordshire
Hertfordshire, lying just north of London, benefits from a great deal of commuter belt trade, with many towns serving London commuters (such as St Albans). Most towns of any size are on either a train or road link to London, and any pub located close to stations or intersections can expect steady year round trade. There is relatively little tourist trade, but pubs in more scenic or semi-rural locations can offer themselves as Destination pubs for townspeople looking for a place to lunch.

Pubs for Sale Cambridgeshire
Cambridgeshire is a largely rural county but it also incorporates the major academic and business centre of Cambridge. City centre pubs can expect year round trade. Although the University population tends to disappear over the summer this is usually replaced by tourists visiting Cambridge’s historic sites. The other major city is Peterborough which lies on the main line between London and Edinburgh. Both cities are major shopping and business destinations for surrounding villages and beyond. Outside Cambridge and Peterborough are many small towns and even more villages, with pubs serving mostly local needs.

Pubs for Sale Essex
Essex pubs cater for a mixture of London and local trade, depending on location. Essex is a popular destination for Londoners, especially east Londoners, looking for a day or evening out of the city. Southend-on-Sea, for instance, is less than an hour from London Liverpool Street and only 30 minutes from the M25. The southern part of Essex is heavily populated with many large towns such as Basildon, Benfleet and Rayleigh. Pubs in these areas are generally busy with locals. The further north you go, the more rural the county becomes. There are significant towns such as Chelmsford, Colchester and Harlow and pubs here tend to cater for local populations rather than tourists. On the north Essex coastline there are significant seaside destinations such as Clacton, Frinton and Walton-on-the-Naze which will generate seasonal pub trade. But it is also quite easy to find plenty out of the way, inland village locations in Essex if you are looking for a quieter type of pub.
