After contacting UK Pub Sales we will visit you by appointment, which is made to suit your needs, to discuss all the aspects of your sale and advise you on the best possible value in todays market.

When you choose to move forward and instruct us, we will prepare a full colour sales document which will be sent to you for your approval and confirmation prior to the start of your full Marketing/Advertising campaign. Our Marketing Campaigns are designed specifically to generate maximum exposure to Buyers.

Our Marketing/Advertisement campaign consists of:
- Your own dedicated Broker Team
- Approved Full-Colour Sales Documents
- Matching your details to all our Buyers, who have been vetted before we contact them
- Our own Website Advertisement, which is marketed nationally all year round
- External National Websites such as Daltons and Businesses for Sale
- Trade Magazines and Papers
- When the interested Buyers are properly lodged, the next stage is arranging appointments for them to meet with you and view the premises, which are made in the strictest of confidence. We will always give you a profile of the prospective purchaser, where possible, prior to any viewing.

After a viewing, we will provide you with as much feedback of their thoughts and guidance on how the meeting went.

When a Buyer wishes to move forward to the offer stage we will present them with your Accounts, along with any required explanations, and supply all necessary information to allow the Buyer to assess the Business with a view to proceed and submitting an offer.

Once an offer to purchase is made, we will negotiate the best possible price on your behalf. We will have already ascertained if the Buyer is dependent on anything moving forward, such as a property sale or raising finance for the purchase. If finance is required we will be in discussions with one of our approved Finance Brokers, who specialise in Licensed Premises and can offer competitive rates.

As part of our all-inclusive service we can, if required, recommend a Solicitor that specialises in Licensed Premises sales or an Accountant for any Tax issues to act on your behalf in the transaction, to ensure matters proceed as quickly as possible to a successful completion.
Once the Offer is agreed:

Solicitors will need to be instructed – We can recommend firms who specialise in your industry.

We will create a detailed Memorandum of Sale with a letter of introduction, which is sent to all the parties involved.

Throughout the whole negotiation, we would carefully monitor everythin to ensure it progresses to a satisfactory conclusion

If a financial appraisal is required, we will liaise with Valuers and Surveyors on your behalf

Our top priority is to keep you informed all the way through with a step-by-step account, as we are aware of the importance of regular contacts and updates.

Stock Valuations are required prior to Completion – We can recommend a Stock Valuer to carry this out if required.

Contracts are exchanged with a Completion date agreed which is usually 7 days later.
